Buying shares in a property developer is different from buying an apartment. Your return depends on the company’s profits, debt, execution and stock-market valuation, rather than simply the price of a particular home.
Kotak Nifty Realty Index Fund packages listed real-estate businesses into one investment. Its NFO runs from 26 October to 9 November 2026. Although it spreads money across companies, all of them remain exposed to the property cycle. Understanding that concentration matters more than the attraction of a new fund launch.
What Will Kotak Nifty Realty Index Fund Invest In?
The scheme aims to track the Nifty Realty Total Returns Index, which includes dividends as well as share-price movements. It normally allocates 95%–100% to index securities and 0%–5% to permitted liquidity holdings. Expenses and implementation mean fund returns can differ from the benchmark.

Which Companies Dominate the Nifty Realty Index?
The index selects eligible realty companies from the Nifty 500 universe using its prescribed ranking and eligibility rules. Weights reflect shares available for public trading, subject to caps, and the index is reviewed semi-annually. These rules do not assess whether each stock is attractively priced.

The businesses are not identical. Residential developers depend on launches, bookings and collections, while mall and commercial-property businesses also depend on occupancy, rents and tenant demand. Nevertheless, they share exposure to financing conditions, land costs and the broader property market.
How Much Can Realty Stocks Fall?
Official NSE records show the Nifty Realty price index fell from 306.25 on 20 February 2020 to 174.10 on 23 March 2020: a calculated decline of 43.15%. This is a specific historical interval, not a claim about the index’s maximum-ever drawdown.
The latest factsheet shows a −13.70% one-year total return and a 10.68% annualised five-year total return through 30 October 2026. These are historical benchmark returns, not returns earned by this new scheme or a forecast. They show why a longer-term gain can coexist with a painful recent year.
Lower interest rates may support home affordability and developer funding, but they do not guarantee rising shares. Weak sales, delayed projects, high debt or expensive starting valuations can outweigh that benefit. Index tracking also means the fund does not move out of the sector simply because its outlook deteriorates.
How Does It Compare With Property, REITs and Other Funds?
Physical property gives direct ownership of a specific asset, with location, transaction-cost and maintenance risks. REITs provide exposure through a different structure, commonly focused on income-producing properties. A developer equity index is primarily exposure to listed businesses and their changing market valuations.
Existing alternatives already include HDFC Nifty Realty Index Fund and Tata Nifty Realty Index Fund, both tracking the same benchmark. Their operating records let investors examine actual expenses and tracking before comparing them with the new Kotak offering. No verified ongoing Kotak TER is asserted here.
Nifty 50 and Nifty 500 funds instead spread exposure across industries. They can still fall, but their outcome is less dependent on one property cycle. Several developer stocks inside one fund therefore provide a narrower form of diversification than a broad-market portfolio.
What Should Investors Check Before Taking Realty Exposure?
Review how much property exposure already exists through a home, employment, direct stocks and other funds. A separate sector fund can increase that concentration even when its holdings look diversified on paper.
For resident individuals, equity-oriented fund gains generally attract 20% short-term capital-gains tax for holdings up to 12 months. Beyond 12 months, eligible aggregate annual long-term gains above ₹1.25 lakh attract 12.5%, subject to applicable conditions; surcharge and cess are additional.
The Kotak Nifty Realty Index Fund should be assessed on its concentrated mandate, eventual costs and tracking. A ₹10 launch unit does not make the underlying developer shares cheaper. The useful question is how much property-business risk the overall portfolio can absorb.
