Knowledge Realty Trust was registered in the Republic of India as contributory determinate and irrevocable trust on October 10 2024 at Mumbai Maharashtra India under the Indian Trusts Act 1882 and as a real estate investment trust on October 18 2024 under the Securities and Exchange Board of India Real Estate Investment Trusts Regulations 2014.KRT is sponsored by Sattva and Blackstone which is an affiliate of Blackstone Inc. Sattva Group is one of Indias leading real estate development groups with experience of more than three decades in developing and operating assets across commercial residential coliving CoLive and coworking Simpliwork hospitality and designbuild for data centers.The Portfolio Assets Sattva Knowledge City Sattva Knowledge Park and Portfolio Investment IMAGE Tower which is under construction are located in Raidurg which is a part of IT CorridorHITEC Cityin Hyderabad. The Portfolio of the Trust comprises 6 citycenter offices and 24 business parks/centers with some of the assets being bestinclass developments in their respective submarkets and in the country. The Trust has 2 completed Portfolio Assets Sattva Knowledge City and Sattva Knowledge Park which are located in IT CorridorHITEC City and collectively form the largest completed stock in the submarket as of September 30 2024. The Trust further works 7 business parks/centers located in the ORR submarket the largest office submarket in India with a stock of 73.0 msf as of September 30 2024. Some notable metrics of the Portfolio Assets in IT Corridor HITEC City include: Sattva Knowledge City and Sattva Knowledge Park. Sattva Knowledge Cityis one of the largest business parks in the submarket with a Leasable Area of 7.3 msf spanning over 30 acres. Sattva Knowledge Park is a recently completed highquality Grade A office park with 3.3 msf of Leasable Area. The Portfolio Asset One BKC is located in Mumbais BKC submarket one of the most soughtafter and expensive submarkets in India. Additionally the Trust has 3 Portfolio Assets One World Center One International Center and One Unity Center located in the ExtCBD submarket.The Trust is planning an IPO by raising funds aggregating upto Rs 6200 Cr Units through fresh issue..
